Project Overview: 33 custom designed garage & industrial doors
The Residences at the 5-star St. Regis Beach Resort project are some of the most exclusive resort villas in the world. Mediterranean-style. The resort is located at Saadiyat Island in Abu Dhabi. Olymps Door supplied 33 custom designed and engineered doors, including 10 oversize industrial doors with residential exteriors.
Doors are CE-certified according to EU norms and regulations.
Door Style: Cassette
Cassette style door panels designed for optimal cassette spacing and the best appearance.
Color: Golden Oak
Architects demanded doors that would enhance the villas’ appearance and aesthetics and selected Golden Oak color. The PVC folio on the doors’ exterior provides the Golden Oak color, which reduces the appearance of sand and dust.

Technical Features
Panels: Polyurethane insulated CFC-free 40 mm thick steel panels with finger-protection
joints. High quality panels made in Belgium.
Track System: Standard lift, front torsion springs (SLF) with 30 cm track radius. Custom designed and engineered Industrial / Residential track system.
Industrial / Residential: Doors have residential 51 mm diameter galvanized torsion springs with industrial end bearing plates. All other components are industrial: adjustable bottom cable brackets, spring bumpers, hinges, rollers, track, bottom weatherseals with extra soft rubber… The 7750 mm wide doors have special tandem rollers for smoother operation.
Wind Load: Doors were designed to meet the requirement for a high wind load rating of 130 kph with door sizes up to 23,25 m2. Design included double side hardware, struts on each panel, extra intermediate hinges and industrial grade track systems.
Special Technical Solutions: The 7750 mm wide doors required special engineering and configuration due to their extreme width and wind load requirements. Due to limited headroom, the SLF track has 30 cm radius curves made from 2 mm thick steel. Olymps Door the tracks custom manufactured for this project.
Motorization: Industrial Door Motors & Garage Door Openers
Olymps Door supplied Marantec GmbH Comfort garage door openers with belt drive for the smaller doors; and Dynamic xs.plus industrial shaft drive motors for the industrial size doors. Made in Germany. All doors have safety photocells, radio controls and wall control units.
Shaft drive motors have an OptoSensor (internal photocell) inside the bottom weatherseal.

The Al Barari project is one of the most prestigious residential projects in the Middle East.
Al Barari means The Wilderness. More than 4 million plants, bushes and trees were planted to create a unique tropical environment. The project includes super luxury villas, apartments, shopping, restaurant, spa and more. Olymps Door supplied 534 custom designed and manufactured garage doors. CE-certified per European Union safety norms.

Two door styles: Cassette and German Middle Ribbed. Cassette style door panels designed for optimal cassette spacing.
Color: Natural Oak
The developers and owners of Al Barari, demanded the best aesthetics for every aspect of their project. The Natural Oak color provides the optimal appearance. A special high quality polyolefin folio on the doors’ exterior provides the Natural Oak color, which is UV-resistant while also minimizing the appearance of sand and dust.

Spring System – Residential / Industrial: Residential 51 mm diameter galvanized torsion springs with spring break safety devices. Industrial cable drums, keyway torsion spring shafts and end bearing plates.
On-Door Hardware – Residential / Industrial: Residential hinges, rollers, top roller carriers and top / bottom profiles. Industrial Omega-shape struts, adjustable bottom cable brackets, top seals, side seals and extra soft bottom seals. Double car doors have double side hardware.
Wind Load: Doors designed for a high wind load rating of 137 kph (3-sec gust). Struts on every panel, extra intermediate hinges and industrial grade track systems.
Special Technical Solutions: Limited headroom required SLF track with 30 cm radius curves, which is not available in industrial duty 2 mm thick steel. Tracks custom manufactured.
Motorization: Garage Door Openers
Marantec GmbH Comfort model garage door openers with belt drive. Supplied with safety photocells, hand transmitters and wireless wall control units. Made in Germany.
Project Overview: 97custom designed garage doors
The Sanctuary Falls project is located within the prestigious Jumeirah Golf Estates, which has golf courses, waterfalls and lakes. Villa styles include traditional, contemporary and modern. This was an extremely complex project, since every villa is customized per client. There are 15 different garage constructions and many door sizes: resulting in 57 different door types.
Olymps Door spent many hours on-site, measuring garages to design the perfect solution. Garages are have finished interiors, requiring aesthetically pleasing door installations. Many garages have large windows — we made a residential version of follow-the-roof track system so that horizontal tracks are above the windows. CE-certified per European Union safety norms.
Door Style: MicroRibbed

Color: Gray Brown RAL 8019
The color Gray Brown RAL 8019 was selected to match the villas’ accents and trim. This is a non-standard color, which required custom manufacturing.
Door Sizes
Door opening widths ranged from 2750 to 6300 mm, with opening heights from 2400 to 2720 mm. Olymps Door manufactured 35 different door sizes — all custom designed.

A special track installation system was designed for the best appearance. Steel C-profiles extend from wall-to-wall for fixing of horizontal tracks and garage door openers.
